The south Tulsa area served by Union Public Schools has a way of quietly checking every box that families spend months trying to find.
Understanding the Union District's Geography
The Union school district covers a broad swath of south Tulsa and extends into parts of Broken Arrow and unincorporated Tulsa County. If you are not familiar with how Oklahoma school districts work, it helps to know that district boundaries do not always follow city limits. You can have a Tulsa mailing address and still attend Union schools — and in some cases, the reverse is true. When I work with families relocating to this area, the first thing I do is confirm that any home we are considering actually falls within Union boundaries before we get too far along.
The geography itself is appealing. You are far enough south to feel the pace slow down, but downtown Tulsa, the Pearl District, and the Cherry Street corridor are all reachable in twenty to thirty minutes depending on traffic. For families where one or both parents commute north for work, this part of the city strikes a balance that is genuinely hard to find elsewhere.
Neighborhoods Worth Knowing
Within the Union district, there is meaningful variety in terms of neighborhood character, price point, and lot size. The areas around 91st and Yale have seen steady demand for years, with established neighborhoods that offer mature trees, larger lots, and a quieter residential feel. Homes here tend to be from the 1980s and 1990s, well-built and spacious, though they may need cosmetic updates depending on how they have been maintained.
Further south, near 101st and Memorial and the surrounding streets, you will find newer construction from the 2000s and 2010s. These neighborhoods tend to have HOAs, community pools, and a more uniform aesthetic. Families with younger children often prefer this area for the walkability between homes and the active neighborhood association involvement.
Jenks-adjacent sections of the Union district — particularly near the 96th Street corridor — can sometimes create confusion for buyers because Jenks and Union are neighboring districts with similarly strong reputations. I always make sure my clients understand which district they are actually purchasing in, because it matters for resale and for school assignment.
The Schools Themselves
Union Public Schools consistently ranks among the stronger districts in the Tulsa metro, and that reputation is a primary reason families seek out this area. The district serves roughly 16,000 students and offers a range of programs including gifted and talented education, career and technical pathways, and strong extracurricular offerings across the arts and athletics.
Union's high school, located near 81st and Garnett, is one of the largest in the state and carries a notable track record in academics and competitive programs. For families coming from smaller towns or other states, the size can be an adjustment, but most students find that the breadth of offerings more than compensates. Union also operates multiple elementary and middle school campuses, so depending on where in the district you live, your child's specific campus assignment will vary.
I always encourage families to visit the district's website directly and to schedule school tours before making a final purchase decision. The quality is consistent across campuses, but every family has preferences around size, culture, and specific programs that make one building feel like a better fit than another.
Daily Life and Practical Conveniences
One of the things I appreciate about this part of Tulsa is how practical it is to live here day to day. Grocery options are plentiful — Reasor's, Whole Foods, and Trader Joe's are all accessible depending on which part of the district you are in. The 71st Street and Memorial corridor offers a wide range of dining and retail, and the newer development near 101st and Memorial has added coffee shops, fitness studios, and family-friendly restaurants that give the area more of a neighborhood commercial feel than it had even five years ago.
Highway access is reasonable, with Highway 169 and the Creek Turnpike both serving the district depending on your precise location. Families who travel frequently appreciate the manageable distance to Tulsa International Airport, typically around twenty-five minutes from most parts of the Union area.
Parks and green space are plentiful, and the proximity to the River Parks trail system — accessible via south Riverside Drive — gives active families a meaningful recreational outlet that does not require driving far from home.
What to Consider Before You Buy
Beyond the schools and location, I encourage families to think carefully about lot size, HOA expectations, and flood zone status before making an offer in this area. Some of the older neighborhoods closer to the Arkansas River tributaries have parcels that sit in or near floodplain designations, which affects insurance costs in ways that are not always obvious at first glance. I walk my clients through the flood map data as part of every transaction in south Tulsa.
I have helped many families settle into the Union district over the years, and it remains one of the most consistently satisfying areas to work in — the demand is grounded in real quality of life, not perception alone. If you are weighing this area for your family's next move, I would be glad to talk through the specifics with you.
