Being Afraid to Make an Offer
One of the biggest mistakes I see is being afraid to make an offer when the right house comes along. First-time buyers sometimes feel like they need to keep looking because they're nervous about making such a big decision.
If we've looked at 10 homes and two or three clearly fit what they've told me they want, I'll have an honest conversation with them about whether it's time to make an offer. I've seen buyers lose homes they really liked because they were simply too afraid to take that next step.
My job isn't to pressure them — it's to help them recognize when we've found a strong fit and give them the information and confidence they need to make a decision.

We Start with a Conversation
I want to understand what you’re looking for, your timeline, and what’s most important to you. No pressure. Just a real conversation.
Pre-Approval
I generally want first-time buyers to have a pre-approval before we begin seriously looking at properties. I can connect you with lenders I’ve worked with, or you’re welcome to use your own.
I Explain as We Go
I walk you through the process step by step rather than expecting you to understand the entire transaction at once. When we’re signing documents, I explain what you’re signing and what happens next.
We Cover Everything
Offer, earnest money, inspections, seller’s response, repair negotiations and the TRR, financing, appraisal, title work, and what to expect as we move toward closing. You’ll understand where we are, what’s coming next, and what I need from you.
I Stay Calm So You Can Too
First-time buyers need an agent who can remain calm, confident, and knowledgeable when the transaction becomes stressful. There are going to be questions and sometimes unexpected issues — that’s when experience really matters.
Lender Guidance
Finding the Right Lender
Buyers are always welcome to use the lender of their choice. If you don't already have someone, I have lenders I've worked with and can provide options for you to contact. I encourage you to talk with the lenders yourself, ask questions, and decide which one you feel most comfortable working with.
